The Visa

  • The Greek Golden Visa is a residency-by-investment program that grants a five-year residency permit to non-EU citizens who make a significant investment in Greece, most commonly in real estate. It offers visa-free travel within the Schengen Area and can be renewed as long as the investment stands.
  • The main applicant (investor) can include their spouse, financially dependent children under 21 (or up to 24 if they are students and financially dependent), and financially dependent parents of both the applicant and their spouse.
  • Key benefits include visa-free travel within the Schengen Area, residency in an EU country, potential for future EU citizenship, the right to rent out purchased property, and a relatively low investment threshold compared to other similar programs (especially in the €250,000 cases).
  • The processing time can vary, but generally, it takes between 3 to 6 months from the submission of all required documents to the issuance of the residency permit. This can be influenced by administrative backlogs.
  • Important Note: Only one month after acquiring the property, the investor receives the so called blue card / document, a preliminary visa granting the benefits of free Schengen travel until issuance of the investor’s permit.
  • The main difference and advantages of the greek Golden Visa programm over other EU countries is that it has the lowest entry point in Europe at 250.000 €, there is no stay requirement unlike Portugal or Spain and it has quick process and family inclusion.

Asset Management

  • Owner representation (in front of public companies)
  • Lease management included at 20% retention from the rents
  • The investor receives net to his designated bank account (Revolut, Stripe prefered) the income

All the necessary procedure, which includes applying for a greek tax number, opening a greek bank account, overviewing the property acquiring process and application of the investor’s permit will be done by Power of Attorney.
